Uncertainty about the housing market in 2013 is keeping a large percentage of housing consumers from buying a new or different house. But is there really a basis for their fear? How risky is to buy or have a house?
This PhD research focuses on the question of how payment and asset risks connected with buying a house and the factors influencing these risks can be measured and analysed, and what data are needed for this. Products to limit the risks for households are taken into account, such as the National Mortgage Guarantee (NMG) or a possible home value insurance. The emphasis in the research lies on methods and techniques for developing new, statistical information in this area that could be published by the CBS.
Your first step in this project is to identify the risks in the housing market, the parties who play a role and the information required to monitor and limit the risks. The next step is to inventory existing risk indicators and statistical information, including loan-to-value and loan-to-income ratios and housing price indices, and establishing their accuracy. Next you will research how this information can be expanded and detailed, illustrating the feasibility with the help of actual data. An example concerns estimating - with or without a model - housing price indices at the low regional level.
The PhD position is part of the Housing Value Expertise Centre.

Functie-eisen

You have completed a university Master education in a quantitative field and have knowledge of statistical methods. You have an affinity for the housing market. Experience working with large data sets is an advantage.

Within the Housing Systems programme, OTB works with other parties, including the Central Bureau of Statistics (CBS), in the Housing Value Expertise Centre. The aim of the housing value expertise centre is bundling and adding to existing scientific knowledge in the area of establishing a house's value, explaining and predicting price developments, and estimating risks in the housing market. State-of-the-art scientific insights are translated into solutions to societal and policy questions. These questions are determined in consultation with the other participants in the expertise centre.
